Urban and architectural feasibility on a 10,036 m² plot
Reopening of industrial land in the urban fabric
Redevelopment of existing buildings and new wooden construction

Among the many evolving areas in the city of Gennevilliers today, the one subject to this consultation holds particular interest. Formerly occupied by a laboratory and offices, at the junction of an industrial zone and a residential area under development, the ZAC Debussy Sévines, the site and its redevelopment raise questions that lie at the heart of our agency’s work.

Our project aims to propose a transformation of the site leveraging its existing qualities. One of the starting points of our thinking has been to preserve the four-story office building. This environmentally beneficial decision, as it bases the transformation of the land on what is already there, also implies that the upcoming project, without wiping the slate clean of the past, suggests a renewal of the plot in connection with its previous use.

On the east side, the newly constructed volumes wrap around and “enhance” the preserved building. Additions with lightweight wooden structures allow for the elevation and expansion of this building. Two extensions, to the north and west, are added. The building’s structure and circulation cores are retained.

The project offers various ways of living and also introduces new uses. It is possible to work, stroll, garden, etc. The monofunctional nature of the initial site is disrupted.
